John W. Schaefer
Vice President
Prior to founding Accurate Disbursing in 2005, Mr. Schaefer spent fifteen years as General Counsel for a major homebuilder, seven years in private practice with a large St. Louis law firm and several additional years as the vice-chairman of a commercial bank. He is also the owner of St. Louis Title, a boutique commercial title closing company and Security Title, a residential title company, in St. Louis.
John holds a BS in Business Administration from the University of Dayton, a Masters of Business Administration from Emory University, and a JD from St. Louis University’s School of Law.
He is very involved with both the real estate industry and community by currently serving on the Board of Directors for St. Joseph Institute for the Deaf; the Council of Regents of DeSmet Jesuit High School; the Advisory Boards of Pulaski Bank (City of St. Louis) and BAM Construction Co., LLC; as well as being a member of the American, Missouri, and Metropolitan Saint Louis Bar Associations.
Dave Rhoads
General Manager
Utilizing his background in public accounting with one of the Big Four accounting firms, Dave has previously assisted various organizations as Director of Finance and Chief Financial Officer. In addition to strategic planning, project development, budgeting, and day-to-day management of finance and accounting, he has developed and maintained vendor relationships. His eye for detail and accounting experience has made him a great addition to the Accurate team.
Dave has a B.S. in Accounting from University of Missouri – St. Louis, where he attended on an academic and golf scholarship.
Kathy Christensen
Disbursing Officer
Kathy began her career in the title industry as a title recorder, abstractor, and examiner and used that background to successfully transition into the construction disbursing field. A veteran of 30 years in both title and disbursing, Kathy is also credited with developing many of the day to day operating procedures currently utilized at Accurate Disbursing. Her ability to help guide those who have never been through the disbursing process proves invaluable to our new clients every day.
Brett Cochran
Disbursing Officer
Brett Cochran has been an integral part of Accurate Disbursing since 2011, contributing his expertise for 14 years. He has progressively advanced through the company, beginning with lien waiver collection, moving to disbursing residential jobs, and currently managing some of the company's larger commercial projects with developer clients. Brett is committed to ensuring the precision of funds distribution and maintaining strong banking relationships that provide essential funding. His dedication and growth within the company highlight his capability and reliability in handling complex financial operations.
Bill Newton
Disbursing Officer
Bill Newton has been a dedicated member of the Accurate Disbursing Company for nearly 15 years. As a licensed Escrow Officer, he specializes in both residential and commercial projects, bringing a wealth of experience and expertise to his role. Bill earned his Bachelor of Science in Accounting from the University of Nevada - Las Vegas, which has provided him with a strong foundation in financial principles. His proficiency in managing lien waivers and reconciling projects makes him an invaluable asset to the company, ensuring smooth and efficient transactions for all clients.
Amy Zimmer
Disbursing Officer
Amy Zimmer graduated from Maryville University with a Bachelor’s in International Business and a Minor in Spanish. She joined Accurate Disbursing in 2024, bringing over 15 years of experience and a strong passion for numbers. Amy’s background has provided her with exceptional customer service skills and the ability to maintain lasting relationships. Prior to joining Accurate Disbursing, she worked with multiple corporations, supporting their daily finance and accounting operations. Always eager to learn, Amy now serves as the company’s newest Disbursing Officer.
Kaitlin Marhanka
Disbursing Officer
Kaitlin Marhanka has been a valuable member of Accurate Disbursing since 2018. She began her journey at the front desk, where she efficiently handled lien waivers and check processing. Her role has since evolved, and she now manages custom and out-of-state residential projects. Kaitlin is known for her energetic and friendly demeanor, which greatly benefits the team. She is particularly adept at assisting owners, contractors, and lenders, offering clear explanations of processes and procedures to ease their concerns. Outside of her professional life, Kaitlin enjoys spending quality time with her family and friends, and she is passionate about her dogs.
Jeff Droege
Construction Inspector
Jeff’s background in commercial and residential construction provided the necessary background for him to begin construction disbursing inspection activities over 20 years ago. He currently directs all Accurate Disbursing inspection activities, including inspection report development and inspection picture documentation and online insertion into Disbursa. Jeff has an extremely keen eye for construction details and utilizes that skill to help Accurate pay only those payment requests that are based on completed work.
Mary Nagel

Mary Nagel became part of Accurate Disbursing in 2021, bringing her expertise to projects funded through Federal, State, and local government programs. With over 35 years of experience in affordable housing development and finance, she has a deep understanding of the complexities involved in such projects. Mary is passionate about city living and enjoys activities like primitive camping and floating, always accompanied by her watercolor set, reflecting her creative and adventurous spirit. Her extensive background and enthusiasm make her a significant asset to the company.

Windy’s been the friendly face of Accurate Disbursing for over 3 years, keeping things organized and upbeat. She’s a movie-loving, dance-floor enthusiast (even if she says she can’t dance), and a proud GiGi who lights up talking about her grandbabies. Whether she’s greeting guests or grooving to old tunes, Windy brings heart, humor, and hustle to everything she does!

Amy Hulen has been with Accurate Disbursing for over three years, where her expertise in lien waivers is a valuable asset for assisting individuals in completing them correctly. Known for her great personality, Amy brings positive energy to her work and team. Outside of work, she enjoys spending time with her children and friends, being outdoors by a river or lake, and hiking. Her combination of professional knowledge and friendly demeanor makes her a key part of the Accurate Disbursing team.

Carol has over ten years of experience in the title industry and currently serves as a disbursing officer at Accurate Disbursing, where she has been for nearly three years. Her career began as an escrow officer, which helped her develop a keen attention to detail and a deep understanding of secure transactions. This foundation has instilled in her a commitment to accuracy, integrity, and efficient service, ensuring professional handling of every transaction. Carol is adept at navigating complex regulations and supporting her colleagues with financial solutions, consistently delivering reliability and trustworthiness in her role.
